What investors always ask

Are there any hidden fees? ▼
There are no hidden fees. Besides the monthly membership, the only other cost is a one-time setup charge of $499.
How many leads should I expect per month? ▼
Volume varies month to month. Every member receives every lead — the tiers differ only in timing, not volume. Each lead is scored, so you know at a glance which handful to call first. Quality over quantity is the entire point.
Are the leads exclusive? ▼
Exclusivity works on a time window. Gold members are the only ones holding a lead for its first 7 days. On day 7 it goes to Silver; on day 14 it goes to Bronze. With only 2 Gold and 2 Silver members per county, a lead has been seen by at most 4 people before Bronze receives it — and membership caps keep it that way permanently.
What markets do you cover? ▼
Additional counties are consistently being added. We're working towards every county in the US. Tell us what counties you want, and we'll let you know if/when they're live.
What exactly is included with each lead? ▼
Every lead includes: property address, owner name, skip-traced phone number, lead score, all signals hit, estimated equity %, owner-occupied vs. absentee status, years of ownership. HOT leads also include any additional context from the county filing.
How does the white-glove postcard service work? ▼
We set you up with our vetted mail house on a single onboarding call, and from then on your postcard campaigns run automatically — every new lead in your county gets a postcard with your name and number, no action required from you. You pay the mail house directly for printing and postage at cost; we never mark it up or take a cut. Included with every tier.
How does payment work? ▼
We only accept ACH or Credit Card. There is a 3% credit card processing fee. The setup cost is charged when you sign up. You'll be charged monthly after this. All payments are on auto-pay.
Can I cancel anytime? ▼
Yes, with a 30-day notice. Month-to-month, no contracts. If you cancel, your spot is offered to the waitlist — there is no guarantee of re-entry at the same tier, especially for Gold. Members who cancel Gold frequently ask to rejoin; we honor the waitlist order.
Who is this NOT for? ▼
This is not for beginners who haven't done a deal yet. These leads require follow-up, negotiation, and the ability to close. If you don't have a buyer's list or cash/funding lined up, start there first. First Mover Advantage is for active investors who are ready to move when a lead hits.
